Guardian works directly with builders and developers during the construction of new properties.  Our utility services provide cost effective solutions to meet the growing demand for new construction submetering services. Our developer-friendly, resident-friendly solutions incorporate proven measurement and utility management technologies. 

 

Key Aspects of our new construction submetering services include:

Master Plumbers. Our Installation & System Planning team includes Master and Journeyman plumbers who review site drawings and develop appropriate submeter system and installation plans.

Pre-Assembled, Pre-Programmed Meter Kits. We pre-assemble, program, label and ship submeter kits to the job site for installation by on-site contractors or Guardian technicians.

Flow Tube Inserts & Couplings. To keep pace with construction, we will ship water meter spacer tubes for installation by the on-site plumbing contractor during the rough in. At the client's option, Guardian technicians will perform final meter and radio frequency system assembly at the property location once the water lines have been flushed.

In Stock, Expedited Delivery Services. As a stocking distributor for submetering and radio frequency equipment, Guardian can provide expedited delivery as needed to keep pace with construction.

Utility Billing Services.  To maximize utility cost recovery, we work with developers and property management on coordinating submeter installation completion in advance of resident move-ins.   Billing services commence after about one month of occupancy.   

Utility Management Services.  When Guardian provides billing services at submetered communities, property managers have access to several online reporting tools including daily meter reads, high-usage alerts, vacancy leak detection and consumption trend analytics. Residents can also view and track their own daily consumption as well as make their utility payments online or on our mobile app.  

Seamless Property Management Integration.  GuardianLink+ provides complete data integration with all major property management systems including Yardi, Buildium, RentManager, AppFolio and OneSite.  GuardianLink+ ensures data accuracy and allows the on-site staff to focus on property management and improving resident retention.  Our complete integration solutions range from flat export files to more advanced two-way synchronization.
