How Submetering Works

Install

A wireless meter is installed for each unit, and a central submeter data collector (about the size of a router) is placed in a mechanical room, closet, or leasing office. For flexibility, pre-programmed, client-installed submeter kits are also available. This setup ensures accurate tracking of individual unit usage.

Connect

The central data collector connects to the Guardian network using an internet connection provided by the property. For smaller properties that lack a leasing office or clubhouse, we offer 3G and manual read options. Meter readings are sent in real-time, ensuring your property is always up to date on usage data.

Bill

Each resident receives a monthly utility bill based on their individual submetered usage, charged at the same rates used by the local utility provider. We offer regulatory support to ensure your property’s billing program complies with local rules and regulations, so you stay compliant without hassle.

Collect

You can choose to manage collections in-house or outsource to Guardian. Our website portal makes it easy to track utility payments, monitor for leaks or usage spikes, and receive notifications. It also integrates with property management software like Yardi, OneSite, AppFolio, Entrata and RentManager.
